Most people never give their fascias and soffits a second thought, until something goes wrong. These are the boards that run along the edge of your roof: the fascia is the upright board that holds your guttering, and the soffit is the board underneath, closing the gap between the wall and the roof edge. Together they keep water out of your roof and pests out of your loft.
When they start to fail, the damage often spreads quietly before you notice. Here are five signs it’s time to replace them.
1. Flaking paint or discoloured boards
If you’ve got timber fascias and soffits, peeling paint is usually the first warning. Once the protective paint goes, the wood underneath is exposed to the weather and starts to absorb water. Dark patches, staining or a generally tired, weathered look all suggest the boards are no longer protected.
2. Soft or crumbling wood
This is the big one. If you can press a screwdriver into the fascia or soffit and it goes in easily, or the wood feels soft, spongy or crumbles away, it’s rotten. Rot spreads, and rotten fascia can no longer hold your guttering securely, which is often why gutters start to sag. At this stage, painting over it won’t help, the boards need replacing.
3. Sagging gutters
Your guttering is fixed to the fascia. If the fascia behind it has rotted, it loses its grip, and the gutter starts to pull away or sag. So sagging guttering isn’t always a gutter problem, quite often it’s a sign the fascia behind it has gone and both need attention together.
4. Damp getting into the roof, or pests in the loft
Soffits usually have ventilation to keep the roof space healthy, but if they’ve rotted or broken away, they leave gaps. Those gaps let water into the roof timbers and give birds, squirrels and insects an easy way into your loft. If you’ve noticed damp in the roof space, or heard scratching and nesting up there, damaged soffits are a common culprit.
5. Green growth, mould or a musty smell
Algae, moss or black mould on the boards is a sign of persistent damp. A musty smell in the loft points the same way. Where there’s ongoing moisture, the timber behind is usually deteriorating even if the surface still looks passable.
Why it’s worth acting early
Fascias and soffits protect the most vulnerable part of your roof, the edge where the timbers are exposed. Once they fail, water reaches the roof structure, and what starts as a bit of peeling paint can end up as a repair to the roof itself. Replacing the boards before it gets that far is far cheaper than dealing with the consequences.
Modern uPVC and aluminium fascias and soffits also solve the maintenance problem for good, they won’t rot, don’t need repainting, and keep their finish for years.
Replace the guttering at the same time
Because the guttering is fixed to the fascia, it usually makes sense to sort both together. With the boards already being worked on, fitting new guttering at the same time gives a clean, matched finish and saves a second visit later.
