What we replace
Fascias — the board fixed along the roof edge that carries your guttering.
Soffits — the underside board that closes the gap between the wall and the roof edge, with ventilation to keep the roof space healthy.
Bargeboards — the boards on the gable ends of the roof.
Guttering — we can replace your gutters and downpipes at the same time for a complete, matched finish.
uPVC and aluminium options
We fit both uPVC and aluminium fascias and soffits depending on your home and budget. uPVC is low-maintenance, cost-effective and comes in a range of colours and woodgrain finishes. Aluminium is exceptionally durable, won’t warp or rot, and suits both period and modern properties. We’ll talk you through which suits your home when we quote.
How the work is done
We start by assessing the existing boards and roofline and giving you a clear, fixed quote. The old fascias and soffits are then carefully removed and any exposed timber checked. New boards are fitted with proper ventilation and finished neatly, and your guttering is refitted or replaced as needed. We always leave the site clean and tidy. Most homes are completed in a day or two depending on size and access.

Why replace your fascias and soffits
Replacing your fascias and soffits stops water reaching and rotting your roof timbers, keeps the roof space ventilated and free of damp, and blocks birds, squirrels and insects from getting into the roof. It also removes the need to keep repainting tired timber boards, and noticeably improves the appearance and value of your home.
What it costs
Every property is different, so the final price depends on the length of roofline, the materials, the condition of the existing timber and access. As a rough guide, though:
Semi-detached home (around 21 metres of fascia, soffit and seamless aluminium guttering):
- From £1,950 if the existing timber is sound and can be capped over
- From £2,950 for a full replacement where the timber has rotted
Terrace house (fascia, soffit and seamless aluminium guttering), per side:
- From £950 for capping
- From £1,500 for full replacement
These are starting estimates and can vary depending on the job. The best way to get an accurate figure is a free quote. We’ll come out, measure up and give you a fixed price with no obligation.
(Capping means fitting new aluminium over sound existing boards, a cheaper option when the timber underneath isn’t rotten. A full replacement means removing the old boards and fitting new, which is needed once the timber has started to rot.)

Fascia & Soffit FAQs
How much does fascia and soffit replacement cost? It depends on the size of your roofline, the condition of the timber and the materials chosen. As a guide, a semi-detached home starts from around £1,950 for capping or £2,950 for full replacement, and a terrace from around £950 per side for capping or £1,500 for full replacement. These are starting estimates, we give a fixed price after a free measure-up, so there are no surprises.
Can you replace soffits and fascias without removing the roof? Yes. In most cases fascias and soffits are replaced from the outside without disturbing the roof covering or tiles, so there’s no need to remove the roof.
How long does fascia and soffit replacement take? Most homes are done in one to two days, depending on the size of the property and access.
What is the difference between a fascia and a soffit? The fascia is the upright board along the roof edge that holds your guttering. The soffit is the board underneath, closing the gap between the wall and the roof edge, and it’s usually vented to keep the roof space ventilated.
Should I replace my guttering at the same time? It’s often the most cost-effective option. With the fascias already being worked on, fitting new guttering at the same time gives a clean, matched finish and saves a separate visit.
